EPC Contractors

EPC (Engineering, Procurement, Construction) contractors deliver a single-point-of-responsibility contract covering design, equipment procurement, construction and commissioning. Used on larger integrated projects (hatchery, feed mill, processing plant, integrated complex).

Role within the project

The EPC contractor is responsible for the plant against a defined performance guarantee — throughput, yield, energy use — and coordinates every supplier and sub-contractor to hit that guarantee.

Typical applications

  • Commercial hatcheries
  • Feed mills (60–500 t/h)
  • Poultry processing plants
  • Integrated poultry complexes

Selection criteria

  • Reference of built plants at your scale in the last 5 years
  • Performance-guarantee track record — not just delivered scope
  • In-house engineering vs consortium of sub-contractors
  • Financial capacity to back liquidated damages

Engineering considerations

  • Front-End Engineering Design (FEED) before signing EPC
  • Interface management between civil, MEP and process suppliers
  • Commissioning plan with staged acceptance tests
  • Digital twin or BIM handover

Commercial considerations

  • Lump-sum turnkey vs open-book EPC contract options
  • Performance liquidated damages (PLDs) up to 10–15% of contract value
  • Retention money held for the defects notification period
  • Change-order procedure defined before signature

Procurement considerations

  • Independent Owner's Engineer to review EPC design and progress
  • FEED phase priced separately, decoupled from full-EPC award
  • Performance test protocol frozen before contract signing
  • Payment schedule tied to physical milestones and independent audit

Common mistakes

  • Skipping FEED — leads to un-priced change orders
  • Accepting supplier-defined performance test conditions
  • No independent Owner's Engineer on projects above USD 5M
  • Performance guarantees only on throughput, not on yield and energy
Ask suppliers
Ask for the last three plant performance-test reports at handover — throughput, yield, energy — signed by the buyer's engineer.

Frequently asked

When should I use an EPC contract vs multiple contracts?
EPC makes sense above roughly USD 5M when the project needs a performance guarantee (processing plant, feed mill, hatchery) and the buyer prefers single-point responsibility over price discovery. Multi-contract typically wins on price for straightforward farms below USD 5M.
Is an EPC contract more expensive?
Typically 5–15% more than multi-contract for the same scope — the premium is the performance guarantee and single-point-of-responsibility risk transfer.
