Builders & EPC

Broiler Farm Builders

Broiler farm builders are engineering-construction companies that deliver the poultry house shell, ancillary buildings and site works for commercial broiler operations. They typically coordinate structural, mechanical, electrical and equipment interfaces up to first flock.

Role within the project

The builder owns the physical envelope of the flock — foundations, structure, roof, insulation, floors, drainage, ventilation openings and the interface with equipment lines. On turnkey scopes the builder also coordinates equipment integration and commissioning.

Typical applications

  • Broiler grow-out houses (typical 15 × 100 m to 20 × 150 m)
  • Multi-house farm layouts on greenfield sites
  • Retrofit and re-cladding of existing houses
  • Ancillary buildings — service, feed storage, mortality composter

Selection criteria

  • Portfolio in your climate zone (hot-humid, hot-dry, cold, mixed)
  • Structural warranty on the envelope, not just the equipment
  • In-house design vs sub-contracted engineering
  • Insulation U-value guarantees and condensation-control detailing

Engineering considerations

  • Cross-section sized for target tunnel velocity (usually 2.5–3.0 m/s)
  • Sidewall inlets sized for minimum ventilation on the coldest design day
  • Slab-on-grade with continuous perimeter insulation in cold climates
  • Structural loading including snow, wind, seismic and roof-mounted equipment

Commercial considerations

  • Fixed-price vs cost-plus contract options
  • Milestone payment schedule tied to structural and MEP inspections
  • Performance liquidated damages for delayed handover
  • Warranty period on envelope air-tightness

Procurement considerations

  • Issue a builder RFQ separately from the equipment RFQ, then coordinate the interface
  • Require Building Information Model (BIM) or fully dimensioned 2D drawings before signature
  • Independent structural check by a licensed engineer in your jurisdiction
  • Site geotechnical study before foundation design

Common mistakes

  • Ordering equipment before structural drawings are frozen
  • Under-specifying insulation to save CAPEX — OPEX penalty over 10 years is large
  • Skipping air-tightness testing before commissioning
  • No penalty clause for late slab handover — knocks equipment schedule out

Ask for a broiler-house reference in your climate zone at similar scale, with measured air-tightness and insulation U-value data.

Frequently asked

Do broiler farm builders supply the equipment too?
Some do (turnkey scope), most do not. On a split scope the builder delivers the shell and the equipment supplier delivers feeding, drinking, ventilation and controls. FeedMatch always sources equipment separately so the buyer keeps competitive tension on both scopes.
What size project do commercial builders typically accept?
Most commercial builders on the platform work from 20,000 birds per house upward. Below that scale, local general contractors with poultry-house drawings usually deliver better economics.
Should the builder or the equipment supplier own commissioning?
Commissioning belongs to the equipment supplier for equipment, and to the builder for the envelope. A third-party commissioning agent (or in-house project engineer) is recommended on projects above USD 2M.
