Executive summary (2–3 pages)
Project overview, sponsor, location, capacity, CAPEX, funding ask, expected IRR/DSCR, market. Lenders read this first and decide in 20 minutes whether to keep reading. Weak exec summary = file rejected regardless of what's behind it.
Market and demand analysis
Country-level meat/egg consumption trend, per-capita growth, price series, competitor mapping, offtake strategy (retail, food-service, integrator, export). If offtake is contractual, include the letters of intent. Weak market work is the #2 rejection reason.
Technical section
Engineering package signed by a qualified poultry consultant: house design, equipment specification, hatchery/feed-mill scope, biosecurity, waste management, energy. Reference-site data if available. Weak technical work is the #3 rejection reason.
Financial model
10-year model with sensitivity on feed price, chick/egg price, mortality, FCR. Key metrics: project IRR, equity IRR, DSCR (min 1.3× typical), payback. Formula-transparent Excel, not consultant-locked PDF. Weak or opaque financials = automatic rejection.
Management and governance
CVs of key management, corporate structure, governance policies, audited accounts if existing entity. Lenders back people, not projects — a weak team on a good project loses to a strong team on a modest one.
